Florence Road
This end-of-terrace property had experienced severe structural movement and had also been neglected for some time.
Working closely with structural engineers, Ashby Building Surveyors acted as Contract Administrators for all the structural repairs and cyclical maintenance that were required.
Gloucester Terrace
Gloucester Terrace was three mid terraced properties which had been converted into a single residential unit.
The property had been managed by a Freeholder however Ashby Building Surveyors were instructed following the formation of a Right To Manage company who wanted to completely overhaul the internal and external envelope and complete some long over due maintenance works.
Over £200k was spent returning the property to its former glory including restoring many of the original features internally.
Ashby Building Surveyors acted as Contract Administrator for the project from its inception to completion working closely with the RTM Company.
Kingsland Road
Cyclical redecorations at Kingsland Road proved difficult as the Lease only allowed for redecoration of all previously decorated surfaces.
The inner courtyard had been since construction rendered with a through-colour render which should not require redecoration, however the render had become stained and dirty and all attempts at cleaning had been unsuccessful.
Ashby Building Surveyors acted as Contract Administration but also liaised with both Freeholders and Leaseholder in getting the lease clarified and amended accordingly.
The project was a success and improved the internal appearance, also allowing for future maintenance of this area.
Plympton Street
Glass Reinforced Plastic Roof.
The building in question was a converted Victorian warehouse which had been converted in the 1990's. A new extension was added to the top floor which had a GRP roof covering. Ashby Building Surveyors were instructed at this had started to leak.
Upon our initial inspection if was found that the protective gel coating had failed allowing sun damage, the GRP to become brittle with several cracks and fractures.
Following our recommendations several areas of damaged GRP was replaced including damaged insulation, and new solar reflective gel coat was applied.
Ashby Building Surveyors oversaw the whole project from inception to tender and completion and undertook all the necessary consultation with the residential leaseholders.
The project was completed without the need for complete replacement, on time and within budget.
St Johns Gym
Following leaks into the basement car park found to be emanating from the swimming pool above, our client instructed Ashby Building Surveyors to replace the main pool and associated plant.
The opportunity was also taken to overhaul the gym facilities, including changing room showers and spa areas.
The budget was tight as the works had not been planned for. However, Ashby Building Surveyors assisted in reviewing the works and making savings where possible, ensuring the works were completed below budget and on time with minimal disruption to the users of the building.
